As part of their dynamic team, you will play a crucial role in managing Purpose-Built Student Accommodations within the portfolio.

Position Overview: We are currently seeking a highly motivated and experienced Block Manager to join our client’s Student Lettings Department. The ideal candidate will have a strong background in property management, with specific expertise in handling Purpose-Built Student Accommodations. As a Block Manager, you will be responsible for overseeing the day-to-day operations, maintenance, and tenant relations of the PBSA properties.

Key Responsibilities:

  1. Property Operations:
    • Oversee the day-to-day operations of designated PBSA properties.
    • Coordinate property inspections, maintenance, and repairs in collaboration with maintenance teams and contractors.
    • Ensure compliance with relevant health and safety regulations.
  2. Tenant Relations:
    • Establish and maintain positive relationships with tenants, addressing queries and concerns promptly.
    • Facilitate effective communication between tenants and the agency.
    • Coordinate move-in and move-out processes, conducting property inspections as necessary.
  3. Financial Management:
    • Monitor and manage budgets for designated PBSA properties.
    • Work closely with the finance team to ensure accurate and timely invoicing and rent collection.
    • Prepare regular financial reports for management review.
  4. Legal Compliance:
    • Stay abreast of relevant legislation and industry standards pertaining to PBSA management.
    • Ensure compliance with all legal requirements and regulations related to student accommodations.
  5. Collaboration:
    • Collaborate with the lettings team to ensure efficient property marketing and occupancy levels.
    • Work closely with other departments to streamline processes and enhance overall service delivery.

Qualifications and Skills:

  • Proven experience in property management, preferably with a focus on PBSA.
  • Strong understanding of the student lettings market and its unique challenges.
  • Excellent communication and interpersonal skills.
  • Knowledge of relevant legislation and regulations.
  • Ability to manage budgets and financial reporting.
  • Detail-oriented with strong organisational and problem-solving skills.
  • Proficient in relevant property management software.
