You will lead the day-to-day management of a regional property portfolio and the implementation of the strategic property plan to deliver commercial results and cost saving requirements for the business.
YOU
You will posses strong negotiating skills
You will be a motivated and passionate individual, with ability to act on your own initiative
You will be able to provide clear advice for business decisions
You will have excellent communication skills to liaise with both stores and Directors
Ability to liaise with other retailers + landlords in property industry
Ideally possess a property related Degree
You will be RICS qualified, ideally with three years experience in role
KEY RESPONSIBILITIES
Control of day to day management of estate across your division
Manage external consultants (Rent Review, Lease Renewal, Rating, Agency) and ensure professional work undertaken effectively to meet business requirements
Acquisition, relocation and reconfiguration of retail properties to support company expansion
Service charge analysis and monitoring of costs, to maximise impact on commercial results
Preparation of quarterly occupancy schedules for entire portfolio and assist in preparation of annual budgets.
Undertake corporate rent reviews, lease renewals and regears
Landlord consents for building works and refits and liaise with Store Development department in obtaining necessary information for consents
Day to day management of property database and reporting
Assist Head of Property on lease renewal strategy + negotiations with landlords and agents
Liaise with external Building Surveyor on repairs + dilapidations, liability and benchmarking to protect business
Advice to Store Managers and Regional Managers on lease liabilities and occupancy issues
Occupancy costs – budgeting + monitoring of costs on continual basis
