As part of their dynamic team, you will play a crucial role in managing Purpose-Built Student Accommodations within the portfolio.
Position Overview: We are currently seeking a highly motivated and experienced Block Manager to join our client’s Student Lettings Department. The ideal candidate will have a strong background in property management, with specific expertise in handling Purpose-Built Student Accommodations. As a Block Manager, you will be responsible for overseeing the day-to-day operations, maintenance, and tenant relations of the PBSA properties.
Key Responsibilities:
- Property Operations:
- Oversee the day-to-day operations of designated PBSA properties.
- Coordinate property inspections, maintenance, and repairs in collaboration with maintenance teams and contractors.
- Ensure compliance with relevant health and safety regulations.
- Tenant Relations:
- Establish and maintain positive relationships with tenants, addressing queries and concerns promptly.
- Facilitate effective communication between tenants and the agency.
- Coordinate move-in and move-out processes, conducting property inspections as necessary.
- Financial Management:
- Monitor and manage budgets for designated PBSA properties.
- Work closely with the finance team to ensure accurate and timely invoicing and rent collection.
- Prepare regular financial reports for management review.
- Legal Compliance:
- Stay abreast of relevant legislation and industry standards pertaining to PBSA management.
- Ensure compliance with all legal requirements and regulations related to student accommodations.
- Collaboration:
- Collaborate with the lettings team to ensure efficient property marketing and occupancy levels.
- Work closely with other departments to streamline processes and enhance overall service delivery.
Qualifications and Skills:
- Proven experience in property management, preferably with a focus on PBSA.
- Strong understanding of the student lettings market and its unique challenges.
- Excellent communication and interpersonal skills.
- Knowledge of relevant legislation and regulations.
- Ability to manage budgets and financial reporting.
- Detail-oriented with strong organisational and problem-solving skills.
- Proficient in relevant property management software.
